“The market has changed significantly since the COVID-19 pandemic and we’re adapting. Prior to 2022, Shang Properties wasn’t launching projects every year, but now we’re acquiring more parcels of land in Metro Manila and we’ve been introducing more projects to the market,” she reveals.
“As a result, it’s critical for us to redefine where we should play, what we are effective at and what the market expects from us.”

One of the biggest changes in recent years in the real estate market is the remarkable rise in prices. According to Knight Frank’s Prime Global Cities Index, while the average annual house price in major cities worldwide rose by 2.5 percent in the 12 months leading up to the third quarter of 2025, prices in Manila rose by 5.4 percent.

According to Diaz, five-to-10 years ago, the property landscape involved end-use buyers who were happy living in city centers and investors that were looking for a good yield in their hard-earned money.
However, since the pandemic, there has been a shift in market preferences. Buyers are looking for larger living spaces across different geographical locations partly driven by hybrid work opportunities. Investors have become more prudent in selecting properties that can yield the best return in terms of product type and location.

Even more recently announced is the Shang Bauhinia Residences, Shang Properties’ first project outside Metro Manila. This innovative design provides two distinct living experiences in a single tower, a feature aimed at meeting the diverse preferences of Cebu’s high-end market.
Recognized at the 2025–2026 Asia Pacific Property Awards as the Best Apartment/Condominium, Shang Bauhinia Residences has its ‘Typical’ and ‘Signature’ floors.
